Worked in a lean investment team focused on UK value-add and redevelopment, with end-to-end ownership of deals from first look through to IC sign-off.

My core responsibilities covered underwriting, financial modelling and IC preparation, supporting Director-led execution across sourcing, structuring and due diligence. I coordinated external adviser workstreams (valuers, planners, QS, technical, legal) and handled investor Q&A.

The models I built covered development feasibility, capex planning, ESG upgrades, leasing scenarios and financing structures, always with full sensitivity and downside analysis. I worked closely with development managers and operating partners day to day, testing design options, challenging cost assumptions and translating planning-led business plans into investable proposals.

Deal types included PropCo/OpCo office portfolios, UK logistics and industrial portfolios, Central London change-of-use projects (hospitality and residential conversions), and bespoke capital structures involving preferred equity and non-standard arrangements.

Spent two years in the investment team at Resolution Property, underwriting Core+ and Value Add opportunities across the UK and Europe. I built detailed financial models with DCF and IRR analysis, produced scenario modelling for IC papers, and supported business-plan decisions across the portfolio.I worked alongside senior directors on transactions covering offices, logistics, retail parks and hospitality, and supported both acquisitions and dispositions of London and regional office assets. The role gave me a solid grounding in portfolio-level performance analysis and risk assessment, and a good understanding of how asset management strategy feeds back into investment decisions.

My first full-time role in real estate PE. I joined ADAM Asset Management and spent 18 months supporting the underwriting and execution of seven closed transactions totalling around £300m across UK and French office, retail, industrial and hospitality assets.I built financial models and valuations for prospective acquisitions, drafted investment notes, LOIs and market reports for the Principal and CEO, and assisted with due diligence across technical, legal and financial workstreams. It was a small team with direct exposure to European cross-border deal execution from day one.
